Terms and Conditions of Use
Welcome to Ultimutt Dog Parks!
We hope you and your dog(s) enjoy your visit. To ensure safety and enjoyment for all, please read and adhere to the following terms.
By booking and using our facility, you agree to these terms and conditions.
Booking & Fees
Hire Fees: £12.50 for 1 hour | £8 for 30 minutes (includes up to 6 dogs & 1 vehicle)
Additional Dog: £2.50 per dog per booking
Additional Vehicle: £2.50 per booking (maximum 2 vehicles per booking in Ultimutt Freedom)
The additional vehicle charge contributes to the upkeep of farm tracks.
Failure to pay for an extra vehicle will result in a suspension of future bookings until the outstanding fee is settled.
Cancellations are non-refundable (see refund policy below).
Gate Access & Entry Rules
Gate Code: Sent via email at 7 AM on the day of your booking (check your spam folder if not received).
Correct Vehicle Registration: Required at the time of booking for all vehicles to avoid potential parking fines.
Strictly No Foot Entry: You must enter the property by vehicle. Walking from Stage1Hydrotherapy or any other property is prohibited.
Stage1Hydrotherapy is private property and home to dogs that may become stressed by visitors.
Anyone found walking in unauthorised areas will be banned from future use.
Arrival & Waiting Policy:
Arrive no earlier than 5 minutes before your booking time.
If you arrive early, do not enter the property—please wait elsewhere.
No parking is allowed on Battery Mill Lane.
Parking Rules:
Parking at Stage1Hydrotherapy is strictly prohibited and may result in a fine.
Vehicles must not enter the property without a valid field booking and/or additional vehicle fee paid.
Field Use & Conduct
Dog Safety & Supervision:
Keep dogs in your vehicle until the previous user has vacated the field and the gate is shut.
All dogs must be loaded back into your vehicle by the end of your session to avoid delays for the next booking.
Respect Booking Times:
Do not enter before your scheduled time, even if the field appears empty. We may conduct maintenance checks between bookings.
Late arrivals will not receive time extensions—you must still leave at the scheduled end time.
Cleaning & Waste Disposal:
All dog waste and rubbish must be taken away with you.
Failure to clean up after your dog(s) may result in a ban.
Vehicle Rules:
Do not turn around in the field. Use the hard-standing area only.
Liability & Safety
The use of Ultimutt Dog Parks is at your own risk.
We are not responsible for any accidents, injuries, or incidents involving field users or their dogs.
We recommend public liability insurance, which is often included in home or pet insurance policies.
Any accidents or incidents must be reported within 24 hours via messenger or email.
Dogs must never be left unattended or unsupervised while on the premises.
Facility Rules
Respect the areas and equipment:
No climbing fences or gates.
Do not allow dogs to destroy play items in the field.
Dog Security:
While the paddock is fully enclosed, we cannot guarantee complete security for every dog.
We are not responsible if your dog escapes. You should be watching it!
Health & Well-being:
Do not bring any dog that appears unwell or has an infectious disease.
Children:
Anyone under 18 must be accompanied by an adult at all times.
Locking Procedures:
Lock the gate from the inside while using the field for safety.
Always lock the gate when exiting, even if the next user is waiting.
Additional Policies
Parking & Vehicles:
Vehicles are parked at the owner's risk. We are not responsible for any loss, damage, or theft.
Water Usage:
Ensure the tap is turned off after use.
Field Maintenance:
Do not allow dogs to dig unless in the sandpit. Any holes must be filled in before leaving.
Failure to repair damage may result in a charge.
Weather & Conditions:
The field may be uneven, so take care to avoid injury.
Winter conditions (December–March) can be wet & boggy (Ultimutt Freedom only)—please plan accordingly.
Cancellations & Refund Policy
No Refunds. All bookings are final, non-refundable and non-transferable.
If your booking is cancelled due to an outstanding balance, you will not be refunded.
If we cancel due to weather or technical reasons, we will offer a rebooking or refund.
User Responsibility
The person who makes the booking is responsible for all attendees, dogs, and vehicles.
Bookings cannot be transferred to another person.
CCTV is in operation 24/7.
Policy Enforcement
Ultimutt Dog Parks reserves the right to update these terms at any time.
Failure to comply will result in a ban.
We reserve the right to refuse bookings from anyone who does not follow our policies.
XL Bully Guidelines
To comply with UK law, all XL Bully Dogs must meet the following conditions:
Registered with the Index of Exempted Dogs (IED) – proof of certification may be required.
Valid public liability insurance.
Dog-to-handler ratio must be 1:1 at all times.
Neutering & microchipping in accordance with government regulations.
Lead & muzzle must be worn when entering/exiting the field (can be removed once inside and the gate is locked).
If multiple dogs from the same household attend:
Each XL Bully must have its own handler.
Other household dogs must be supervised by another person.
